Do you need a fire risk assessment?
The Regulatory Reform Order 2005 requires all relevant premises under Article 5 (but excluding those in Article 6) to have a written fire risk assessment under Article 9. The Regulatory Reform (Fire Safety) Order 2005 (legislation.gov.uk)
REQUIREMENTS


On site visit requirements (Fire Risk Assessment)
Whilst on site we would require certain access and provisions depending on the premises type.
For Residential buildings we would require access to all communal spaces as well as the following:

Access to any riser cupboards

Access to any communal cupboards

Electric/gas installations
-
Roof space (if applicable)

Common area door inspection
-
Sample inspection of flat/resident entrance doors (10% of the total number of flats).
Note: For residential buildings that are not staffed, an arrangement will be necessary to gain access to the building and be provided with any keys or fobs necessary to access all relevant areas.
For commercial buildings we would require the following:

Access to all areas (some exceptions are understood)

Any keys or fobs needed to navigate the building or alternatively, a staff member to chaperone us

Time with a senior staff member for the *interview part of the visit.
*The interview involves a sit down with a senior staff member. This is to enquire about how the building is managed regarding fire safety and a run through of all necessary documentation, as well as an opportunity for Q&A.

*Whilst we have tried to include a comprehensive list, other documentation not listed here may be required and requested as needed by our Fire Risk Assessors during the inspection. All documentation requested is done so in the pursuit of ensuring that the building and its systems, comply with the Fire Safety Legislation.
